Rental Management

 
    
Amity Estates OU, an Estonian registered company, offers a choice of management  services for owners of property in Pärnu county.

     

 

 

Buy-to-let investors can choose our rental management contract which complements our property sales activities and gives a complete service to overseas owners.
We aim to maximise both occupancy and owners’ income with a combination of long-term and short-term lets (vacation rentals).

 

Long term lets

   

Basic Service: includes the following:

Agreeing the rent to be charged.

Advertising the property on both Estonian and International websites as well as other local media.

Finding a suitable tenant.

Signing the rental contract.

Holding the tenant’s deposit in our client account.

The tenant will be given your Estonian bank account details to transfer the rent. 

Ensuring that utilities invoices are received by the tenant so their payments can be made to the management company.

When the tenancy comes to an end, check the property, sign the tenant out and return their deposit – if appropriate.

To minimise the chances of arrears occurring we invoice tenants.    

 

   

Tenant Invoicing:

Collect rent and transfer the rent received into your Estonian bank account.

Ensuring that utilities invoices are billed to the tenant and their payments passed on to the management company.

A monthly charge of 200 EEK (approximately 13 euros) will be made.

Full letting management:

  

Clients can choose our full letting service which adds to the basic service monthly tenant invoicing and providing statements to owners. 

  

A commission of 10% of the rent received will be charged.

    

 

Short-term/Holiday lets

   

Our service includes the following:

Agreeing the rent to be charged.

Advertising the property on both Estonian and International websites, in the local Tourist Office and other local media.

Finding suitable guests.

Ensuring that the property is clean and presentable for the incoming guests.

Meeting the guests at the property and signing the rental contract.

Arrange payment of rent into your Estonian bank account.

Accepting the property back from the guests at the end of their stay.

Laundering of linen, if appropriate.

Ensuring that utility and other bills are paid from rent received, or forwarded to you for payment.

  

The cost of this service is 10% of the gross rental, plus 200 crowns for laundry. We are happy to extend the service to cover bookings made direct with the owners on the same terms.

 

Management without Letting

     

We are happy to care for your property if you do not wish to rent it out, on similar terms - an annual retainer is required in lieu of rental commission.

      

Additional work and services

      

If any repairs or other local assistance should be needed we can arrange this for you, and an appropriate administration charge will be made, according to our published tariff. Please email us for details.
